Design Phase
- Attend design progress meetings
- Prepare and update detailed budget estimates
- Monitor project budget, scope and schedule
- Negotiate changes to the architect’s contract
- Coordinate project team and lead project communication
- Monitor design progress

- Value engineering studies
- Constructibility analysis
- Monthly report
Bid Phase
- Recommend bidding strategies and phases
- Develop bid packages
- Issue bid packages
- Conduct pre-bid meetings

Construction Phase
- Attend job progress meetings
- Monitor budget, schedule & construction quality

- Coordinate punch list and final payment reviews

- Develop prefunctional checklists and functional performance tests
- Develop and update the Commissioning Plan from pre-design through post-occupancy
